Conservation Easement Appraisals

We have three appraisers on staff with significant experience in conservation easement appraisals, allowing us to take on large projects involving multiple properties and highest and best uses. In addition, two of our appraisers have completed the new weeklong conservation easement seminar, a seminar brought together with input from the Appraisal Institute, the American Society of Farm Managers and Rural Appraisers, the American Society of Appraisers, and The Land Trust Alliance.  Our firm also has two "yellow book" certified appraisers on staff and has performed many conservation easement appraisals under both USPAP and UASFLA ("Yellow Book") standards.

Conservation easement appraisals are being closely scrutinized at this time by the IRS and other government agency clients.  Due to the unique nature of conservation easement appraisals and the fact that the landowner can face significant penalties for the overstatement of a charitable contribution, you need to be sure you select a qualified appraiser for the valuation of your conservation easement.  Our firm has the experience necessary as we have completed over 100 conservation easement appraisals and we've invested significant time in educating ourselves on the complexities involved in conservation easement appraisals.  Put our vast experience to work for you and you can be confident that the appraisal will be performed correctly and there will be no unwanted surprises arising as a result of your appraisal.  We offer a nationwide coverage area for conservation easement appraisals.  We also offer conservation easement appraisal review services in case you have an appraisal and would like to have a second opinion as to how well the report meets requirements before you submit it.

Our clients in the conservation easement field include The Nature Conservancy, The U.S. Department of Navy, USDA NRCS, North Carolina Department of Agriculture, Conservation Trust for North Carolina, Tar River Land Conservancy, Sandhills Area Land Trust, The Black Family Land Trust, Orange County ERCD, Durham County Open Space and Real Estate Department, and the North Carolina State Property Office, among others. Our firm has performed appraisals in the Farm and Ranch Protection Program (FRPP), the Wetlands Reserve Program (WRP), and the Ecosystem Enhancement Program (EEP), in addition to many appraisals performed for individuals for donation purposes.
